What is a Form 12?

 
Form 12 is an Income Tax Return used by PAYE taxpayers in Ireland to declare additional income, claim tax credits, and report non-PAYE earnings. The Revenue Commissioners may ask you to complete this form if they believe you have other sources of income, such as rental income, dividends, or foreign earnings.
 
 

Why Did You Receive a Form 12?

 
  • Revenue may have identified that you have rental income and require you to declare it
  • Some Form 12s are sent randomly to taxpayers for compliance checks
  • If your non-PAYE income is below €5,000, you can use Form 12 instead of Form 11
 
 

Rental Income & Tax Obligations

 
Regardless of whether you received a Form 12, rental income must be declared even if you are not making a profit.
 
  • If your rental profit exceeds €5,000, you must file a Form 11 instead
  • If your rental income is below this threshold and coded into your tax credits, Form 12 may be sufficient
  • You must file your tax return and pay any tax due by October 31st each year
 
 

Calculating Rental Profit or Loss

 
To determine taxable rental income:
 
  1. Deduct allowable expenses from the rent received (e.g., maintenance, insurance, property management fees)
  2. Mortgage Interest Deduction: Only 75% of mortgage interest is deductible for residential properties
  3. PRTB Registration: The property must be registered with the Residential Tenancies Board (RTB) for mortgage interest relief to apply
 
 

How to File Your Return

 
  • You can complete Form 12 online via Revenue’s MyAccount
  • If required to file Form 11, register for Income Tax using Form TR1
  • An accountant can assist with tax calculations and submission
