What is a Form 12?
I just received communication from the Revenue Commissioners about completing a ‘Form 12’. I don’t know what this is. I do have a property I have been renting out for the last 2 years, is it something to do with this?

What is a Form 12?
Why Did You Receive a Form 12?
- Revenue may have identified that you have rental income and require you to declare it
- Some Form 12s are sent randomly to taxpayers for compliance checks
- If your non-PAYE income is below €5,000, you can use Form 12 instead of Form 11
Rental Income & Tax Obligations
- If your rental profit exceeds €5,000, you must file a Form 11 instead
- If your rental income is below this threshold and coded into your tax credits, Form 12 may be sufficient
- You must file your tax return and pay any tax due by October 31st each year
Calculating Rental Profit or Loss
- Deduct allowable expenses from the rent received (e.g., maintenance, insurance, property management fees)
- Mortgage Interest Deduction: Only 75% of mortgage interest is deductible for residential properties
- PRTB Registration: The property must be registered with the Residential Tenancies Board (RTB) for mortgage interest relief to apply
How to File Your Return
- You can complete Form 12 online via Revenue’s MyAccount
- If required to file Form 11, register for Income Tax using Form TR1
- An accountant can assist with tax calculations and submission
